The service

01What is the MoveZen tenant placement service?

The MoveZen Expert À La Carte Tenant Placement Service is for owners who manage their own rentals. We find, screen and place your resident, then hand the rental back to you. You keep every decision; we do the work and bring the tools.

02Can I use only some of the services?

Yes. That's what à la carte means here. Take the full placement, or pick the pieces you need: a rent analysis, photos and a listing, showings, screening, or lease and move-in.

03What does it cost?

It depends on the home and the pieces you choose, so we quote each placement. Call us or send a message and you'll have a quote quickly.

04Where do you offer it?

Across our North and South Carolina markets: Wilmington, Raleigh, Cary, Charlotte, Rock Hill and Fort Mill, Greensboro, Winston-Salem, Greenville and Columbia, and the towns around them.

Your decisions

05Who sets the rent?

You do. Before you list, we give you local comparables and a written recommendation. While the home is on the market, you get an update every 7 to 10 days with how it's performing and what we'd do. The final number is always yours.

06Who chooses the resident?

You do. Before the listing goes live, we write down your standards: income, credit, rental history, pets and so on. We screen every applicant against them and send you a plain summary of each one who qualifies. You make the final choice.

Fair housing laws apply to every rental, so every applicant is held to the same written standards. That protects you, and it's how the choice stays yours.

07What if the home isn't renting?

We tell you what the market is telling us: showings, inquiries, how comparable homes are priced, and what we'd change. You decide whether to adjust the price, the terms or nothing at all.

After move-in

08What happens after the resident moves in?

We hand off. You receive the signed lease and the resident ledger, the security deposit is sent to you to hold, and we introduce you and your resident to each other. From then on you're their point of contact, and we collect our lockbox and step out.

09Do you hold the security deposit?

No. It's sent to you at handoff, and you hold it for the rest of the tenancy.

10Can I switch to full management later?

Yes, any time. Many owners start with placement and move to full management when their time or portfolio changes.
